Understand the property you are buying into
A strata purchase can involve both your lot and shared property. The arrangement brings rules and shared costs. Terminology and requirements vary across Australia.
Read the records in context
Ask about budgets, meeting records, insurance, planned works and any identified defects or disputes. A specialist report and legal review can help explain the significance of the documents.
A low levy is not the whole picture
A levy needs to be considered alongside maintenance obligations and funds available for future work. Ask how major works are expected to be paid for and whether special levies have been discussed.
Plan for the ongoing responsibility
Understand what is covered, what remains the owner’s responsibility and any relevant use restrictions. Seek local professional guidance before entering a contract rather than relying on a headline fee.
Read the records together
The current levy is a starting point. Meeting records, financial information, maintenance plans and reports can provide context about the building and decisions being considered. Look for issues that need clarification, including proposed works, disputes, insurance arrangements and the way future expenditure is planned. The relevant records and terminology vary between states and territories.
Ask a suitable professional to explain the documents for the property you are considering. A low levy does not, by itself, show that ownership will be inexpensive. A higher levy also needs context about what it covers. Keep the regular contribution separate from possible additional costs, and avoid relying on the listing summary as a substitute for reviewing the underlying information.
